***When you've decided you want an apartment at Malls Olde English Village Apartments:

1) It helps to talk to Malls Management about which apartment. (We can hold a specific apartment while you mail an application.) 2) Provide a completed and signed application for all adults wishing to move into a Malls apartment. 3)Provide the required Security Deposit in cash, check, or money order. (This can be done in person or by mail.) 4) For some, a co-sign is required. Co-sign signatures must be notarized. Co-signs can be initially faxed, but Malls must receive the ORIGINAL before tenant moves in. 5) Allow at least 72 business hours for processing. 1. Why do Malls rents vary?

There are two reasons. First, Malls rent rates are based on the occupancy, the number of occupants renting the unit, and this is because most utilities are included in that rent. Second, Malls has both remodeled and un-remodeled units. The un-remodeled units are priced $40 less than remodeled. (Limited availability.)

 

2. What is the difference between a remodeled and un-remodeled unit.

Remodeled units have been recently updated with new cabinetry in the kitchen and baths, and may have new, or newer, appliances. Regardless, all of our units are clean, well maintained, and make for comfortable living. (There are no unremodeled 3 bedroom units.)

 

3. Do you need an appointment to see an apartment.

You do not need an appointment. However, we do not keep model apartments, so it may be a good idea to call to be sure we have a unit to view. You can stop by 9am-11:30am & 1pm-4:30pm Monday through Friday September through March, and Monday through Saturday April through August. If you come and we aren't there, we've stepped away and should be right back.

 

4. Is there a difference in price because of the level or location of the apartment.

No. Whether on the first floor or the third floor makes no difference. The rent is based on the size/number of bedrooms and the number of occupants.

 

5. Do you have a 2 bedroom with 2 bathrooms?

No, however, our 1 and 1/2 bathrooms are actually 2 half baths connected to a tub/shower room.

 

6. What utilities are included:

Included are gas, which is used for heating the apartment, water, trash, and cable television. (The cable tv is from Sunflower Broadband. For additional information, look here!) Electricity is not included and must be set up with Westar by tenant prior to move in. High-speed Internet, additional cable channels, and telephone through AT&T are available, but not included in the rent.

 

7. What about high speed internet or additional cable channels?

Included in your rent is the Sunflower Broadband Cable television. Malls apartments are already set up for high speed Internet via cable modem. You can order high speed internet, other cable services and equipment from Sunflower Broadband at your cost. (You can now set up any Sunflower Broadband services and equipment through Malls office. See more here!) Some tenants have dsl successfully, but Malls does not guarantee dsl.

 

8. How much is the electricity?

Of course, how you live and your personal usage makes knowing exactly impossible. The kitchen is electric, as is the air conditioning. We checked with Westar for monthly averages for a random selection of 2 and 3 bedroom apartments. We think a monthly average of $40.00 is a good estimate, but use this only as a guide.

 

9. What is a cosigner and does Malls require cosigners?

A cosigner is a non-tenant, often a parent or relative, that signs a notarized promise to pay rent and/or charges if the tenant does not. Malls normally requires full-time students to have a cosigner, generally a parent. Malls also may require a cosigner based on other issues.

 

10. Does Malls allow pets?

Yes! 1 small dog or cat per unit. Our guidelines are 17 inches high and 25 pounds max. There is an initial, non-refundable pet fee of $200.00 and pet rent monthly of $20. (See "pet policy" here. See "Pet Application" here.)

 

11. How much is Malls security deposit?

Malls normal security deposit is equal to one month's rent. Example: If you are renting a remodeled 1 bedroom for 1 person, your monthly rent is $602.00 and your security deposit is $602.00 (Check here for Malls specials.)

 

12. How much is the application fee?

Nothing! There are no application fees. When you make your application, we ask you to pay one-half of the total security deposit. If you are not approved, that is returned to you. If your application is approved, when you take possession of the apartment, you pay the other half of the security deposit and the rent that is due.

 

13. What about laundry? Do you have washer and dryer hookups in the unit:

There are no hookups in the apartments. We have a laundry facility in the center of the complex for our tenants. The washer and dryer take quarters. The washer costs $1.00 and the dryer is 25 cents for 8 minutes.

 

14. What are your lease terms?

Malls leases always end in May, June, or July, and a limited number in December. Leases will generally be 10 to 12 months, but it depends when the lease begins. We do not do short leases or month to month.

 

15. What is 'Summer Storage'?

Summer Storage is a special arrangement that allows a student, or someone in similar circumstances, who has RENEWED THEIR LEASE, to leave all their belongings in their apartment, be gone over the summer months of June and July, and pay half rent for those two months. Some restrictions may apply.

 

16. What if I want a fireplace?

Some of our 2 and 3 bedroom apartments have a fireplace. Our fireplaces are gas log. There is an additional charge of $25 for a fireplace. This charge is part of your lease and every month, not just when you use the fireplace. NOTE: If a tenant rents an apartment with a fireplace but really does not want a fireplace, we can cover the fireplace so it cannot be used, and there will be no charge.

 

17. Are Malls apartments furnished?

No. Malls does not provide furnishings, however, we can direct you to a company that will rent you furniture.

 

18. Does Malls have exercise equipment?

Yes! Malls has two treadmills, a weight machine, and some other items. This equipment is available to our tenants during regular office hours, or evenings and weekends with a keycard.

19. How do I set up telephone service/land line?

There is a telephone connection in each bedroom and in the living area. Telephone service must be through AT&T (Southwestern Bell) and is not available through Sunflower as AT&T owns the lines. To set up telephone services call 1-800-464-7928.

20. Do I need to get Renter's Insurance?

Malls requires renter's insurance if tenant has a waterbed or a large aquarium, only because of the potential for water damage. Otherwise, it is up to the tenant. Malls does recommend renter's insurance. There is some renter's insurance information available in the Malls Office.

21. What flooring and/or carpeting does Malls have?

Malls has vinyl in the kitchen and bath and carpeting in living room, dining room, and bedrooms.

22. What kitchen appliances are supplied by Malls?

All Malls apartment kitchens include a garbage disposal, a full size refrigerator, a four-burner stove, a stove ventilating hood, and a built in dishwasher. Malls kitchens do not include a microwave.

 

23. What is a 1 bedroom Lockup?

As Malls has a limited number of 1 bedrooms, our owners have allowed another option. When available, we can take a 2 bedroom apartment, lock the smaller bedroom, and offer it as a one bedroom at the remodeled 1 bedroom rent rate. It will be about equal in room size to the 720 sq. ft of a 1 bedroom, although the space may be allocated differently, such as in an additional half bath. The smaller bedroom will have a dead bolt lock on it and have the blinds and vent closed. If at sometime the tenant wants to have the room open, for the extra space or to have a roommate, that can be done.

24. Some people get confused and ask if the rent is PER PERSON. Rent listed is the TOTAL RENT EACH MONTH based on how many tenants. How the tenants might decide to divide the rent up is their business.
